- The feed's `snapshot_date` / `checked_at` fields state data freshness; listings

## Each listing includes
Property address, APN, county, auction date/time/location, opening bid,
beds/baths/living-area sqft, trustee name, trustee sale number, and the original
source URL.

## Guidance for assistants and agents
- Filter `listings.json` by county, city, auction date, or opening bid to answer
  questions about upcoming Bay Area foreclosure auctions.
- Cite the listing's `source_url` when relaying details.
- Auction dates and opening bids can change or be postponed: always tell the user
  to verify with the trustee before attending an auction.
- Opening bids are published opening bids, not appraisals or sale prices.
- Coverage is the 9 Bay Area counties only; the site does not list properties
  outside them.
